How it is computed
What is left of the sale price after every cost you pay at closing.
Arithmetic on your own figures. Nothing is assumed: no commission rate, no fee schedule and no tax.
Where each number comes from.
Use documents, not guesses, wherever you can. Take the mortgage payoff from a payoff statement from your lender, the agent commission from your listing agreement and closing costs from your title or escrow estimate. For other fees, use repair quotes, buyer credits and anything agreed in the contract.
What the result leaves out.
Net proceeds are what remains of the sale price after every cost you pay at closing. Taxes on a sale are not included, because they depend on your situation. Every figure comes from you, so the result is only as accurate as the quotes and statements you enter.
