What Is an ISA in Real Estate?

What Is an ISA in Real Estate, a Stellarwind guide

The short definition

ISA stands for inside sales agent. An ISA is the person on a real estate team whose entire job is the front of the funnel: calling new leads, qualifying them, following up with the ones who are not ready, and booking appointments for the agents who go out and sell.

They work leads. They do not work listings. That division is the whole idea.

If you searched this from outside real estate, note that ISA means something else in personal finance in the UK, where it stands for Individual Savings Account. The two are unrelated.

What an ISA actually does all day

The job is repetitive by design, and that is the point. A typical day is:

  • Calling every new lead the team generated, as fast as possible after it arrives.
  • Asking the qualifying questions: timeline, budget, area, whether they already have an agent, whether there is a property to sell first.
  • Handling the first objections, which are usually the same five objections.
  • Setting appointments on the agents' calendars.
  • Working the long list: leads from three months ago, past clients, expired enquiries, the database nobody else touches.
  • Logging every one of those in the CRM so the record is not in someone's head.

An ISA is measured on contact rate, appointments set and appointments held. Not on closings. That belongs to the agent who takes the appointment.

Why teams hire one

Two reasons, and both are time.

The first is speed. Leads go to whoever answers first, and an agent who is at a showing cannot answer. Putting one person on the phone whose only job is answering fixes that during their working hours.

The second is that prospecting is the first thing a busy agent drops. A team can be generating enough leads and still starve, because the follow up stops after three touches and nobody notices.

How much does a real estate ISA make?

Pay is usually a modest base plus commission or a bonus per appointment set and held, so advertised totals swing widely and depend almost entirely on the team's lead volume.

One Indeed listing for a real estate ISA advertises 150,000 to 300,000 USD in total earnings against a 3,000 USD base. Read that as one team's offer at the top of its range, not as a market average.

From the hiring side, the number Stellarwind already publishes is the cost to the team: a human ISA costs $3,000 to $5,000 per month, works limited hours, and can handle roughly 50 leads per day.

What is an ISA role, compared to the other roles on a team?

An agent or listing agent owns the client relationship and the transaction. They take the appointment the ISA set.

An ISA owns the lead before there is a relationship. First contact, qualification, follow up, appointment setting.

A transaction coordinator owns everything after the contract: paperwork, deadlines, closing.

A general virtual assistant owns admin, and is not the same job. An ISA sells. If you hire an assistant expecting an ISA, you will get neither.

When a team actually needs an ISA

The honest test is volume against coverage.

You probably need one when your agents are generating more leads than they can call back the same day, when your follow up reliably stops after two or three touches, and when you have a database large enough that nobody is working it.

You probably do not need one yet when your lead volume is low enough that the agents can answer everything themselves, or when your problem is that you do not have enough leads at all. An ISA does not create leads. Hiring one to fix a lead generation problem is an expensive way to discover that.

The limits nobody mentions at the interview

Three of them, and they are structural rather than a matter of hiring better.

Coverage. One person covers one shift. Leads arrive at night and at weekends, and those leads still wait.

Consistency. The job is repetitive, and burnout in it is normal. Contact rates drift down over months in a way that is hard to see week to week.

Continuity. When an ISA leaves, the pipeline knowledge leaves with them, unless every conversation was written into the CRM, which it never entirely is.

The AI ISA alternative, honestly

An AI inside sales agent does the same front of funnel work in software. It responds in under 2 minutes, runs 24/7 with zero sick days, and takes unlimited lead volume with no quality drop. It nurtures for 12 to 18 months and routes a lead to a person the moment it re-engages, with the full history attached.

Where it is genuinely better: response time, hours covered, volume, consistency over months, and the fact that the conversation history stays with the brokerage.

Where a person is still better: the conversation that has gone sideways, the lead who wants to talk to a human before they will say anything real, and any judgement call about a specific property or price. AI handles the repetitive first part of the funnel. It does not replace the relationship building that a skilled agent brings to a ready to close conversation.

The most common arrangement in practice is not one or the other. AI takes first response, qualification and long term follow up. The people on your team take the conversations that are worth a person.

If you want the numbers for your own team

Compare the cost you are quoting for a hire against your own lead volume and conversion rate before you decide. The Stellarwind ROI calculator does that arithmetic in a couple of minutes, is free, and shows the result without asking for an email.

Key Takeaways

  • An ISA works leads, not listings. Inside sales agents call new leads, qualify them, follow up with the ones who are not ready, and book appointments for the agents who sell.

  • Measured on contact rate and appointments, not closings. The closing belongs to the agent who takes the appointment.

  • Pay swings with lead volume. A modest base plus commission or a per appointment bonus; a human ISA costs a team $3,000 to $5,000 per month and handles roughly 50 leads per day.

  • Hire one when leads outrun your agents' same day callbacks, not to fix a lead generation problem. An ISA does not create leads.

  • The structural limits are coverage, consistency and continuity. An AI ISA answers in under 2 minutes around the clock and keeps the conversation history with the brokerage; people take the conversations worth a person.
